01 — The ground
The dirt changes as you go east.
West of us it's blackland prairie — heavy clay that swells when it's wet and shrinks when it's not. It moves every year, and it takes whatever you set in it along for the ride. That's the company's name, and it's the reason a post set casually in Rockwall is leaning in Rockwall.
Go east and it turns sandy. Different problem, opposite direction: it drains fast and holds a post differently.
Same fence, same drawing, two different jobs. What changes is what goes in the ground, and you only find that out by standing on it.
This is the part that gets skipped when a crew is bid in from an hour away and has never built on your soil. It doesn't show up on install day. It shows up in year four.
Anyone can set a post. The question is what happens to it.
02 — Permits and HOAs
Every city writes its own rules.
Inside city limits, patio covers and room conversions generally get permitted and inspected. Out in the county, the requirements are different again. Neither one is optional, and neither one is your job to figure out.
Newer subdivisions across DFW add an HOA on top — height, material, which side the finished face points. We check what they'll allow before the quote, so what you approve is what gets to stay up.
A fence you have to take back down wasn't cheaper.
