Cedar Fences
What it is
Cedar fence, built to the grade of your lot instead of straight across it.
What it covers
Privacy and board-on-board, horizontal runs, gates and hardware, stain and seal, tear-out and haul-off of the old fence.
What breaks when it's done wrong
No pressure-treated posts. They rot in ground contact. We don't use them. The cheap version looks identical the day it goes up and starts leaning by year six — and a leaning fence doesn't get repaired. It gets replaced.
Pergolas
What it is
A shade structure that stands on its own or ties into the house.
What it covers
Cedar or steel framing, footings poured to depth, beams sized to the span, stain and seal, flashing where it meets the wall.
What breaks when it's done wrong
Undersized beams sag, and a sag never comes back out. Bolt one to the house without flashing it and water goes behind the siding. You find out when the drywall tells you.
Patio Covers
What it is
A roof over the space you already use.
What it covers
Framing, roof tie-in and flashing, decking and shingle or metal, ceiling and soffit, coordination for fan and lighting rough-in, permits pulled where they're required.
What breaks when it's done wrong
This is the one people get wrong on permits. A cover tied into your roofline wrong doesn't leak onto the patio. It leaks into the house. Unpermitted, it comes back a second time at resale, long after that crew stopped answering.
Sheds
What it is
A storage building on a foundation, not a box set on dirt.
What it covers
Pad or pier foundation, framed walls, siding and trim matched to the house, roofing, doors and hardware.
What breaks when it's done wrong
Blackland clay moves. It swells wet and shrinks dry, every year. A building with no foundation moves with it, and by the second wet season the doors stop closing.
Exterior Room Conversions
What it is
Closing in a porch, patio, or breezeway and turning it into room you actually use.
What it covers
Framing and enclosure, windows and doors, insulation, roofline tie-in, electrical rough-in coordination, interior finish, permits.
What breaks when it's done wrong
Built as a patio enclosure instead of a room, it isn't square footage. It doesn't appraise and it surfaces at inspection when you sell. Built right, it's part of the house. Built cheap, it's a sunroom with a paperwork problem.
Custom Projects
What it is
The work that doesn't fit a category.
What it covers
Ornamental iron fence, pipe-and-wire and ranch fence, horizontal cedar, gates and automation prep, privacy screens, arbors and trellises, decks, outdoor kitchens, grade and drainage work, structure repair.
What breaks when it's done wrong
Custom is where corner-cutting hides best, because there's nothing to compare it against. If it isn't scoped in writing, it isn't scoped.
